About This Training
In an era of limited resources for production and preservation of affordable housing, community-based, regional, and national nonprofit organizations (NPOs) play an integral role providing solutions to the nation’s housing crisis. Join webcast host Vinnie Viola and attorney Teresa Santalucia for a 90-minute 101-level training on fundamental information and best practices for NPOs engaged in affordable housing activities. Among other practical topics, the training will cover the advantages of joint ventures between NPO and for-profit entities and explain certain housing funding available to NPOs (e.g., Low-Income Housing Tax Credit equity and HOME funding), often at terms more favorable than for other kinds of organizations. Webcast attendees may submit questions for discussion and participate in a series of on-screen polls.

About the Presenters
Teresa M. Santalucia

Teresa Santalucia’s legal practice lies at the intersection of affordable housing, community development, and nonprofit law. For over 20 years, Teresa has worked with public and nonprofit organizations on various affordable housing and community development projects. Representing community development corporations, tenant organizations, and other national and local nonprofits, Teresa has deep experience structuring and closing mixed-finance and mixed-use developments. She utilizes a broad array of financing tools, including Federal and State LIHTC, MassDocs, tax-exempt bonds, and Section 8, as well as local sources such as HOME, CDBG, and CPA. In conjunction with this work, Teresa partners with housing authorities throughout Massachusetts on issues such as creating nonprofit affiliates, repositioning federal and state public housing, and negotiating with third-party development partners.
In addition to her transaction work, Teresa serves as outside general counsel to a range of newly formed and well-established nonprofits, providing support so clients can focus on their mission-critical activities. Her nonprofit experience covers formation, regulatory compliance, joint venture restructuring, governance, conflicts of interest, advocacy, lobbying, mergers, acquisitions, dissolutions, and more. Teresa uses her experience to develop training and workshops for nonprofit board members and senior staff to understand best practices in these areas better.

Vinnie Viola is principal and founder of Birch Island Real Estate Consulting, LLC. His company provides asset management consulting services and web-based and private trainings to owners, developers, operators and investors of multifamily housing funded with LIHTC equity. With 30+ years of experience, Vinnie has worked in for-profit, not-for-profit and government organizations that invest in, manage and regulate affordable housing. His career includes ten years in various leadership roles at Boston Financial Investment Management and Boston Capital, through which he gained expertise with asset management best practices.
